Home Loan Application Checklist

What you’ll need for your application

  • Proof of income. If you work for an employer this means original pay slips displaying your employer’s name or last year’s group certificat or tax return. If you are self employed, your financial statements with tax returns for the last two years.
  • Any other income or expenses. This may include trust income, Centrelink benefits Family Law Court agreements, share dividends or other investment income.
  • Details of your monthly expenses including copies of your household bills, credit card statements, hire purchase agreements and car expenses.
  • Details of any loans you may have, including loan approvals and statements showing regular payments.
  • A copy of your offer and acceptance contract to buy your new home site.
  • A copy of your building contract.
  • Bank statements or other documents that show ‘genuine’ savings. If you want to borrow more than 90% of your property’s value, many banks and lenders will ask you to show genuine savings. This means money that you have saved in a savings account for at least 3 months. It does not include money from a fist home owners grant, and most banks do not accept a money gift from parents, or proceeds from sale of a car as proof of ‘genuine’ savings.

Moving Home Checklist

4 – 6 Weeks Before the Move

  • Book a firm date for moving and arrange time off work if possible
  • Decide whether you will move yourself, hire a truck and workers but do the packing yourself, or use a full service removalist company. Get quotes and book services. Buy packing boxes from a supplier or have a look for used packing boxes online.
  • Begin advising organisations such as medical services, banks, schools of your change of address. Contact Australia Post about mail redirection and change of address services. See our checklist as a guide.
  • Start to use all the food in your freezer and pantry items to reduce waste and the amount you need to move.
  • Start your packing early. Start with rarely used items and work up to daily items as moving day approaches. Label boxes by item and room they will live in at your new home.
  • Make a list of items you’ll need available for the moving day, so that you don’t pack something essential.
  • This is a great time for a big clean out, so send off old and unused items for recycling, charity or the tip.
  • If you are arranging floor covering, window treatments or other finishing details for your new home yourself, finalise quote and book in suppliers now.

2 Weeks Leading Up to the Move

  • Arrange for disconnection and reconnection of electricity, gas, telephone and water.
  • Cancel newspapers, cleaning, gardening, or other local services, return library books.
  • Begin cleaning up your present house for the next owners or tenants. Book cleaners if necessary and if renting arrange for carpet cleaners to come in after you have moved your furniture.
  • Carry-out the ‘practical completion’ inspection with your builder at your new home. Examine all work closely and make sure you are happy that all work and standards outlined in your building contract have been met.
  • Defrost and clean your fridge and freezer the day before you move.
  • Collect your keys.

Moving Day Hints

  • Have pets and children babysat, and arrange for a helpful friend or family member to bring you a ready-made meal at the end of the day.
  • Pack a small box of items you’ll need for immediate use in your new home, including some toiletries, a change of clothes, and medicines.
  • Pack another box with kitchen essentials for the move day such as a kettle, cutlery, mugs, tea, coffee and snacks.
  • Turn off electricity at the meter at your old house.
  • Check that all doors and windows are securely locked as you leave your old house.
  • Keep your valuables, personal effects and important papers with you.
  • Unpack bedding and make up beds as soon as possible.
  • Decide where furniture will be placed before it makes it inside, you do not want to be moving heavy items more than once.
  • Enjoy your new home.
