Aarya is located just 25km south of Perth, nestled among the well-established southeastern suburbs, on Lot 9009 Warton Road, Piara Waters. The main entries into the estate will be off Warton & Mason Roads.

The community at Aarya will consist of approximately 400 homesites, covering an area of approximately 31ha, and will be just moments from nature reserves, shopping centres, employment hubs and recreational facilities.

We anticipate that the Aarya community will begin to take shape during 2024 and will take around 4 years to reach its full volume of 400 lots. This is an estimate only, based on projected construction timelines, approvals and sales rates and is subject to change.

A future primary school is planned within the estate and the new Piara Waters Senior High is located within walking distance.

With several shopping centres and retail outlets close by, neither retail nor commercial amenities are planned for Aarya.

Yes, Aarya will feature approx. 5.1ha of parks and recreation spaces including proposed future district playing fields and community sporting facilities to be delivered by the City of Armadale.

Aarya’s first stage will include approx. 17 lots located off Mason Road, with the lots ranging in size from 315m2 to 450m2.

Aarya will have a choice of lot sizes potentially ranging from 208m2 to 596m2.
