South East Queensland (SEQ)

Greenfield land sales in SEQ averaged 509 gross sales per month during Q2 2019 – a reduction of 19% from the prior quarter. This makes SEQ the highest volume land sales market nationally. The median lot price in SEQ’s growth corridors is relatively stable at $272,000 (down 1% from Q1 2019).  The top selling estates in SEQ by gross sales are:

  1. Aura, Sunshine Coast – 30 sales/month
  2. Springfield, Ipswich – 23 sales/month
  3. Foreshore, Coomera – 14 sales/month
  4. Pallara, Willawong – 13 sales/month

Population growth in Queensland remains strong – the ABS reported population growth of 89,900 residents in the Sunshine State during 2018 (growth rate 1.8%).  Population growth in Queensland has been the highest since 2012 when annual growth peaked at 92,600.  Net interstate migration is a key driver of this growth as almost 23,800 residents moved interstate to Queensland in 2018. South east Queensland has a range of very affordable housing options, making this a very attractive proposition for homeowners considering relocating from Melbourne and Sydney.
