You do not need to have your finance sorted, a builder chosen or every detail worked out before you visit Kingswood. Start by exploring what is available and understanding what could work for you.
When you are ready to move forward, the process becomes a series of clear steps. You will purchase your land from Satterley and your new home from your chosen builder. The initial Kingswood land releases will be sold before individual titles are created, so there will be time between securing your lot and settling on the land.
Some steps happen at the same time, and you will have help along the way from the Kingswood Sales team, your lender or mortgage broker, conveyancer or solicitor and builder.
Your first step is simply to see what Kingswood could look like for you. You do not need to arrive at the Sales Centre with finance approval or a builder already chosen.
Explore the masterplan, the land planned for release and the house and land options available. Our Sales team can help you understand indicative pricing and compare lots based on things such as size, frontage, orientation, location within Kingswood and the type of home you may want to build.

That is okay. The Sales team can help you narrow down the options first. Once you have a better idea of what you like and what it may cost, you can take the next step and speak with your lender or broker.
Once you have a clearer idea of the land and home options that interest you, it is time to understand what works for your budget before committing to a lot.
Financing land and building a new home can work differently from buying an established property. Tell your lender or mortgage broker that you are planning to purchase untitled land at Kingswood and build a new home, and ask whether they regularly work with construction finance.
They can help you understand:
your borrowing capacity across the land and build
what you may need for the 5% Kingswood land deposit and later settlement
the separate builder deposit and other upfront build costs
how construction progress payments generally work once building begins
when finance approvals or valuations may be required
What is construction finance?
Construction finance is designed for building a home. Rather than the full building loan being advanced upfront, funds are generally released progressively as agreed stages of construction are completed. Your lender or broker can explain how this works for your circumstances.
When your preferred lot is released for sale, and you are ready to proceed, you will enter into a Contract of Sale with Satterley for the land.
At Kingswood, you will pay a 5% deposit on the land purchase price. Because the initial Kingswood land will be sold before title, you will not pay the remaining land balance straight away. The balance is payable later at settlement in accordance with your Contract of Sale.
Before signing, we recommend having your land contract reviewed by your conveyancer or solicitor and confirming your finance arrangements.
Once you have found the right lot, you can choose the builder and home you would like to put on it. You may start exploring builders before you purchase, and you can continue progressing your home plans while your land is being developed.
Kingswood has partnered with a selection of leading Victorian builders to offer house and land packages and home designs suited to different lots within the community. You can choose an advertised Kingswood house and land package, work with a participating builder on another suitable design, or choose your own builder.
Your building contract
Your home is purchased separately from your land. Once you select your builder and home, you will enter into a building contract directly with your builder.
Your builder will explain the deposit required under the building contract, what is included in the contracted price, any site costs or upgrades, and the payment schedule for the remainder of the build
Kingswood design approval
Homes at Kingswood need to meet the Kingswood Design Guidelines and other applicable requirements. Your builder or designer will generally prepare and submit your proposed home through the Kingswood design approval process and work through any changes required.
This can happen while Satterley is preparing your land, depending on your builder and the progress of your stage. Using this time well can help you be ready to build sooner after settlement.
What is a house and land package?
A house and land package pairs a particular Kingswood lot with a home design selected by a builder to suit that land. It makes it easier to see the combined cost of the land and home, while the land and build are generally still purchased under separate contracts.
While you plan your home, we prepare your land
Satterley and our project partners will be completing the roads, drainage, services, subdivision works and approvals needed for your lot to progress to title.
Once the development works and approvals for your stage are complete and the Plan of Subdivision is registered, an individual legal title can be created for your Kingswood lot. Your purchase can then progress towards settlement.
At settlement, the remaining balance of the land purchase price is paid in accordance with your Contract of Sale and ownership of the land officially transfers to you. Your conveyancer or solicitor and lender will generally coordinate settlement with you.
You do not need to start building the day you settle
At Kingswood, you have up to 12 months from settlement to commence construction. You can start sooner if you are ready, but the 12-month window gives you time to complete any remaining steps with your builder.
After settlement, your builder can complete any outstanding design approval, building permit, finance, final documentation, site preparation and other pre-construction requirements. Once those are in place, construction can begin.
If you are using construction finance, funds are generally released progressively to your builder as agreed stages of the build are completed.
A few useful money questions
Stamp duty, formally known as land transfer duty in Victoria, may apply when you purchase your Kingswood land.
For vacant land followed by a separate building contract, Victorian land transfer duty is assessed on the dutiable value of the vacant land transaction. The value of the separate building contract is not included in that vacant-land dutiable value.
The amount of duty payable depends on your circumstances and any exemptions or concessions that apply. Your conveyancer or solicitor can help you understand what applies to your purchase
If Kingswood will be your first home, there may be Victorian Government assistance available to you. Eligibility requirements apply and programs can change, so always check current information before making a decision.
First home buyer duty exemption or concession
As at August 2026, eligible first home buyers may pay no Victorian land transfer duty on qualifying purchases with a dutiable value up to $600,000, with a concession available from $600,001 to $750,000. Vacant land intended for your first home can qualify, subject to the applicable eligibility and occupancy requirements.
First Home Owner Grant
As at August 2026, eligible first home buyers buying or building a new home in Victoria may qualify for the $10,000 First Home Owner Grant where the property is valued up to $750,000 and the other eligibility requirements are met.
