Mahala is a new land estate in Forrestdale, a south of the river suburb located 25 mins from Perth CBD. The estate is bound by three roads – Armadale, Anstey and Keane.

Buying in Mahala

Mahala has a variety of land for sale to suit your family needs. Find a block that suits your budget and lifestyle, or look at the currently available House and Land packages.

Mahala has Class A soil, which is the best soil type classification to build on.

Class A (stands for Acceptable): This is the highest quality site classification, which means there is little to no ground movement from moisture changes (such as sand and rock).

With this soil type, there are no additional drainage specifications required and the builder can lay a standard slab on it. A class A site is most sought after by builders and is most common in land subdivisions in WA.

Once you’ve chosen the community you would like to live in, we recommend speaking to a bank or finance broker to find out how much you can borrow.

Getting pre-approval from your lender will enable you to move quickly when you’ve found your dream block in Mahala – from there, one of our Sales team will guide you through the land buying process.

Titled land means individual blocks have been physically created, and there is now a record of the specific lot through a Certificate of Title, which is registered with the Land Registry. The block is now able to be settled by the purchaser. If you’re purchasing titled land, this means you can start building straight away!

Untitled land means the above process has not yet taken place. It could be under construction, or yet to be developed. When purchasing untitled land, you will be advised of an estimated Title Due Date by our Land Sales Consultant, for when your new block will be ready to build on.

Design Guidelines are a written format of the expected streetscape and builtform outcome within Mahala. The purpose of design guidelines is to create a theme to encourage a cohesive and quality outcome for new homes. When building a home, it is important to review these guidelines, as it will affect external colour and material selections and possibly feature structural requirements for your new home. Design Guidelines extend not only to residential properties but also to commercial and mixed-use buildings within town centre and local village centres. Parks and open spaces also refer to these guidelines to ensure all of the facilities and public spaces reflect the theme and quality expected in Mahala.

Living in Mahala Estate

Mahala is in the catchment area for a number of excellent primary and secondary school choices, with early learning options just a few minutes down the road.

Nearby schools include Harrisdale Senior High School, Forrestdale Primary School, and Forrestdale Community Kindergarten, which provides early learning education for children aged 3 years and older.

Mahala’s first park, Boudicca Park, is now open and includes a nature playground, and wide footpaths that loop around the estate and features native vegetation and shaded spaces overlooking the children’s play area.

Located in the heart of the estate on the corner of Boudicca Drive and Dod Way, the park is easy to walk to from any part of the estate.

There are even plans in place for a feature playground and dog park coming in the future.
