Before You Submit Your Expression of Interest: Things Every First Home Buyer Should Know

Allara, Eglinton young couple walking

If you’re exploring your homeownership journey, chances are you have a few questions along the way.

To help make the process easier, we’ve compiled key information, practical tips, and clear explanations of common industry terms. Our goal is to remove the uncertainty and ensure you feel informed, confident, and prepared as you take the next steps toward finding your new home. Let’s begin.

What is an Expression of Interest?

The EOI process is how we currently release land to our databases, all lots are released at the same time to ensure a fair and transparent process for everyone. You register to our email database and we’ll notify you when a release goes live and an online form becomes available so you can nominate your preferred block of land. We created a guide with further details on this here:

How to Finance Your First Home

Between engaging an expert, saving for a deposit, qualifying for financial assistance and all the rest of it, there are a few things you’ll have to tick off as you get yourself in a position to buy.

  • Know your borrowing capacity: Lenders assess your income, expenses, debts and savings to estimate what you can borrow and whether repayments stay affordable under rate buffers. Knowing your range early sets realistic land-and-build targets and reduces surprises later.
  • Understanding Grants & Concessions: They can reduce upfront costs and repayments, especially when building a new home. Many are designed for first home buyers and often favour new builds over established properties too.

What are R-Codes and why do they matter?

You’ve come across this term or heard someone refer to a block of land being ‘zoned’ before, but why does it matter? Residential Codes in WA facilitates the planning provisions when we design new housing developments. It essentially dictates how many homes we can fit within the community to adapt to Perth’s growth and housing demand rates. Most of our blocks of land in Allara are zoned R20 or R30, which gives you options for the type of home you want to build, plus provisions for gardens, landscaping and vehicle driveways.

Topics to ask your builder when you start designing your home: Setback requirements, maximum building height, and structural considerations.

What are Siteworks?

This is the soil preparation and utility connections on the land to get it ready for construction. The beauty about buying in Allara is the land is compacted, levelled and organised ahead of time, reducing the potential for unexpected siteworks costs like you might have in established suburbs. Our team will keep you informed with what to expect along the way, as will your builder.

Choosing Your Lot & Home Design

A good builder will help you choose a home design that works, but it pays to be prepared ahead of time! The size and shape of your preferred block is key, a rectangular shaped block gives a lot of versatility, but don’t be afraid of your corner blocks! You’ve got unique opportunities for creative designs and plenty of builders have brilliant design options available that you wouldn’t have thought of. Keep an open mind!

There’s always essentials and nice-to-haves with your new home when it’s built, but something we truly value is lot orientation, which is super important to consider in the early days. Did you know the placement of your main living areas actively contribute to the natural warming and cooling of your home? Orienting your living spaces North will lessen the reliance on airconditioning and reduce the overloading your electricity bills.

When to Contact a Builder?

The earlier the better, particularly if you’re a First Home Buyer. Starting this process while you consider your land options will help ensure your overall budget aligns with your preferences. We recommend starting by visiting Display Villages which gives you the option to tour a few display homes in one go. If you’d like Builder recommendations, we have long-standing relationships with the top Builders in Perth and our Estate Managers would be happy to point you in the direction that suits you and the area best!
