Satterley Secures Landmark Dianella Site, Unlocking New Inner-City Housing Opportunity

Satterley has strengthened its position as a leader in delivering high-quality residential communities, securing a landmark landholding in Dianella that will help unlock much-needed housing close to the Perth CBD.

The acquisition of two prominent sites within the former Dianella Broadcast Precinct marks the final chapter in the transformation of the historic “television hill” area into a vibrant residential community.

A rare inner-north opportunity

The combined 12.09-hectare site, located just 8km from the Perth CBD, was acquired for $48.5 million and represents one of the most significant infill development opportunities in Perth’s tightly held inner northern suburbs.

Positioned across Cottonwood Crescent and Gay Street, the elevated land offers sweeping views to the city skyline and Darling Scarp, as well as close proximity to major retail, education and employment hubs.

The sites form the final parcels of the former broadcast precinct, historically home to major television networks including Channels 7, 9 and 10.

Completing the vision for “television hill”

Satterley has a long-standing connection to the area, having led the rezoning and redevelopment of the former Channel 7 site into the successful Seven Hills community more than two decades ago.

With this latest acquisition, Satterley will now deliver the final stage of the precinct’s evolution, bringing new life to land that has long been earmarked for residential use.

Delivering new housing supply

The project is expected to deliver approximately 150 new homes, contributing to increased housing supply at a time of strong demand across Perth.

The site is already subject to an approved local structure plan, enabling a mix of housing outcomes including premium lots, townhouses and apartments.

This aligns with broader market needs, as constrained land supply and population growth continue to drive demand for well-located, diverse housing options.

A decade in the making

Satterley CEO Nigel Satterley said the acquisition represents the culmination of a long-term vision for the site.

The company has been pursuing the opportunity for more than a decade, recognising both the strategic location and the potential to create a high-quality residential community in a well-established suburb.

Dianella remains one of Perth’s most sought-after suburbs, known for its established character, strong community and proximity to key amenities.
