House and Land Packages in Perth

As one of Western Australia’s most trusted residential developers, Satterley makes finding your new home easy. We offer premium land across our Perth communities — from Yanchep to Dalyellup — and can connect you with leading WA builders offering house and land packages to suit your lifestyle and budget.

The House and Land Package Process

We’ve outlined five simple steps to help you understand how a home and land package works in WA.

Before you start looking, make sure you’re in a position to buy. Speak with a finance expert to understand your borrowing capacity, save for your deposit, and check your eligibility for government grants or schemes.
Please note our recommendations are general in nature — we recommend engaging a qualified finance professional before you begin your purchase journey.

Explore Satterley communities that suit your lifestyle and budget. Consider the location, nearby amenities, and future plans for the area to find a place that truly feels like home.

Visit display homes and speak with builders to find a design that fits your lifestyle and budget. Whether you’re after low maintenance living or a spacious family home, there’s a design for you. It’s helpful to start this process while considering your land options so your overall budget aligns with your preferences, and your home design suits your chosen lot.

When you’re ready to move forward, you’ll sign two contracts — one for your land (with Satterley) and one for your build (with your chosen builder). Then, work with your broker or lender to finalise finance approval so you’re ready for settlement once titles are issued.

Your settlement agent will guide you through settlement to make it official. Once complete, your builder will handle the necessary approvals and commence construction. Before handover, we’ll help organise fencing and front landscaping so your new home is ready for you to move in and enjoy.

How House and Land Packages Work

A house and land package combines a block of land with a selected home design. You can choose your ideal block of land in a Satterley estate and match it with a builder’s home design, or explore pre-packaged options already tailored to maximise the block’s potential.

Home and Land packages can often be customised — from finishes to floorplans — and most builders provide finance options that let you pay as your home progresses.

Why Choose a House and Land Package

  • Simple process: Purchase land through Satterley and build through your chosen WA builder — we’ll help you connect the two.
  • Choice and flexibility: Select from a range of lot sizes, home designs, and inclusions to fit your goals and budget.
  • Brand-new start: Enjoy a new home with modern features, energy efficiency, and a builder’s warranty for peace of mind.
  • Government incentives: Eligible first-home buyers may access grants and other financial support.

House and Land FAQs

Buying a house and land package comes with plenty of questions—especially around builders, inclusions, pricing and WA incentives. Here are some quick answers to help you understand the process and feel confident about your next step.

Satterley works with a range of trusted WA home builders across our Perth communities. Builder availability can vary by estate and by release, so the easiest way to confirm who’s currently building in your preferred community is to speak with the Estate Manager or enquire via the estate website.

In most cases, yes, buyers can choose from a selection of builders (and home designs) that suit the lot and the estate’s requirements. Your home is built under a building contract with your chosen builder, and the land is purchased under a separate land contract. Your Estate Manager can confirm any design guidelines, covenants or approvals that apply to the lot you’re considering.

Many Perth buyers like to visit display villages to compare layouts, finishes and façade styles in person. Depending on the area you’re looking in, you can explore display homes at estates such as Eden Beach in Jindalee, Seaside in Madora Bay, and Catalina Green in Clarkson. If you tell us which community you’re considering, our team can point you to the closest displays and the builders currently on show.

House and land package pricing varies based on the land size and location, the home design, your inclusions/upgrades, and any site works required. Because packages can change as lots sell and new releases launch, we recommend viewing current packages for your chosen estate and requesting a tailored quote for the exact lot and design you’re considering.

A base price typically covers the standard home design and the standard inclusions set by the builder, plus the nominated lot price. Items such as upgrades, certain finishes, additional site works, and some external items (like landscaping) may be extra – this can vary by builder and by package. Always ask for a full inclusions list and confirm what’s included before you sign.

Many first home buyers may be eligible for WA government support when building a new home, but it depends on your situation and current eligibility rules (such as price caps and residency requirements). Check the latest criteria and confirm with your lender/broker or the relevant authority before you buy.

If you’re building a new home in WA, you may be able to access government incentives, including grants and concessions (subject to eligibility and current criteria). We’ve pulled together a helpful overview of what may be available and where to go for the latest information. See incentives and rebates.

House and land packages are available in a wide range of styles and sizes, from smart, low-maintenance designs to larger family homes, depending on the lot and the builder. You can choose a design that suits your block’s frontage, orientation and your lifestyle needs, then tailor inclusions to match your budget and priorities.
