This Expression of Interest (EOI) Guide walks you through everything you need to know before a release – including how Satterley’s online expression of interest process works, what documents you’ll need, and what to expect before, during, and after the EOI period.

How the Satterley online Expression of Interest process works:
To be eligible for future land releases, simply register your details for the Satterley community you’re interested in — you only need to do this once. Once registered, you’ll automatically receive all early and exclusive updates on all upcoming land releases for that community.

Once you’ve registered on our database, you’ll receive an email prior to the release containing the stage plan, available lots, and pricing. This communication will be sent several days before the release and includes key details to help you prepare. You’ll also receive a text message notification when this pre-release email is issued, ensuring you don’t miss any important information.
View the masterplan, stage plan, pricing and all relevant estate information to identify your preferred lots.
To ensure you’re financially qualified for your desired purchasing amount, we recommend speaking with your broker or finance representative before the release. This will help determine your maximum land budget, guide you toward the most suitable lot options, and ensure your purchasing documentation is ready. You will need your LOE or pre-approval as part of your Expression of Interest.
It can be helpful to engage a builder as part of this process to ensure your desired home design aligns with your overall budget and supports your choice of block.
When submitting your Expression of Interest, you’ll be asked to advise your finance type (cash, pre-approved, or Letter of Eligibility) and buyer type (owner-occupier or investor). If making a cash offer, you will need to provide proof of funds for the full purchase price of the land.
On the day of the release, you’ll receive another email confirming the release is live, with a link to the online Expression of Interest form.
- Once Expressions of Interest open, complete the online form and nominate your preferred lot(s). Providing as much detail as possible helps us review your submission efficiently and understand your circumstances.
- Expression of Interest form links will be included within the release communication and Expression of Interest (EOI) email.
- EOIs must be completed via the direct online form and must align with the customer details on our database, therefore cannot be submitted by a third party.
- You must submit proof of financial status as part of your EOI via the attachment section
- EOI forms are timestamped, and the successful customers will be contacted within 48 hours of the EOI period closing
- Forms submitted before the official release date and time, or via an alternate method will not be accepted.
The Satterley sales team will review all submissions received and allocate lots to successful buyers. Several factors are considered as part of this process including financial status. Successful registrants will be contacted initially by phone call within 48 hours of the Expression of Interest closing. If you have not been contacted by close of business the following day, you have not been successful with a lot of allocation.
Once offered a lot, you must accept and provide all contract details via return email within 24 hours and be ready to sign documentation and pay your deposit within 48 hours.
If you have missed out on securing a lot in the release, to receive subsequent release information, you do not need to re-register on the database. You will receive the next upcoming release information and will need to respond to the next release via the same Expression of Interest process.

No. All lots are released at the same time to ensure a fair and transparent process. Expressions of Interest will only be accepted during the official release period.
We recommend you carefully review the stage plan in the first email before the EOI period.
Before the release opens, you will receive an email with a stage plan and price list, you can use this information to decide on your preferred lots. If you are purchasing a lot as part of a house and land package, it is recommended you investigate potential design options and indicative pricing with your preferred builders prior to the release.
When submitting your EOI, you will have the option to list up to three preferred lots. You should only choose lots you wish to be successful in securing.
Being finance ready means you’re able to secure your chosen lot quickly and confidently.
Please ensure you have your proof of funds (if you’re a cash purchaser), bank pre-approval letter, or broker Letter of Eligibility ready to upload with your EOI. Providing these documents helps us verify your financial position and ensures a smooth process when securing your lot. If we’re unable to confirm your finance status at the time of submission, your application may not be prioritised.
It’s also important that you’re ready to lodge your formal finance application in line with the contractual timeframes, and you feel well informed and clear on these processes and timeframes.
This varies across the Satterley estates. Land deposits range from $5,000 – $20,000. Estate specific information will be provided in the release communication or confirmed by one of our friendly Estate Managers.
Yes. We recommend visiting the estate to familiarise yourself with the location, amenities, and available blocks. The stage plan provided will help you identify where your preferred blocks are located within the development.
During the Expression of Interest Period
Prior to EOIs opening, a link will be provided to the online Expression of Interest form where you can register for your preferred block.
Please provide proof of financial status by uploading either of the below to the EOI form:
- Proof of funds (if you are a cash purchaser)
- A copy of your bank pre-approval letter or a letter of eligibility from your broker.
If you’re purchasing a block of land, you must be registered directly on the estate database under the name in which you intend to purchase. This ensures we can validate your EOI and communicate with you effectively throughout the release process.
If you’re unable to make yourself available at the release time, please contact our Sales Team in advance to discuss alternative arrangements.
Our friendly sales team carefully reviews all registrations to ensure fairness and accuracy. A purchaser will only be successful for one block within the same release, only one block will be allocated per buyer to provide equal opportunity to all interested parties.
Once submitted, registrations cannot be edited. If you need to make changes (for example, update your preferred blocks or upload new documents) please contact the sales team before the registration period closes.
Registrations must be submitted before the closing date. Late submissions cannot be accepted, but you can register your interest for future releases through the estate database or by contacting the sales team.
Yes. You can register interest in more than one Satterley estate, but you’ll need to complete a separate registration form for each release.
After the Registration Period
If your EOI submission is successful, our friendly sales team will contact you within 48 hours of the EOI period closing.
The Estate Manager will make initial contact via phone and will make two attempts to reach you by phone to notify you of your successful registration, followed by a text message.
If you’ve secured a block, a confirmation email requesting contractual information will be sent. If we are unable to make contact after these attempts, the block may be offered to the next eligible applicant.
If you are unsuccessful, your details will remain on the estate database, and you’ll be notified of upcoming releases. You’re welcome to register again for future releases.
Once you’ve been contacted by the Estate Manager and accepted your block allocation, you’ll be provided with all the necessary documentation. You’ll need to sign the contract and pay your deposit within 48 hours to secure your block.
No. Registrations are non-transferable and must remain under the name of the registered purchaser.
No. Once you have entered a contract and paid your deposit, block swaps or refunds will not be facilitated, as the deposit is non-refundable. We recommend you carefully consider your block preferences before submitting your Expression of Interest to ensure you are confident in your selection.
