A community with heart is coming to Donnybrook

On Saturday the 4th of June, Satterley will launch to market the first of 1900 lots in Heartford, a new masterplanned community offering a unique lifestyle in Melbourne’s flourishing northern corridor.

Situated in Donnybrook, about 30 kilometres from the CBD, the community will eventually be home to more than 5,000 residents who will enjoy an abundance of green space – almost 20 hectares in total – as well as a planned town centre, community centre and a government primary school in close proximity.

Satterley’s General Manager for Victoria and Queensland, Jack Hoffmann, said that Heartford has been designed as a place that residents will love coming home to, where they can easily connect with their neighbours.

“One of the things we concentrated on when planning Heartford was building and delivering a community hub. We wanted to create a place for residents to meet and enjoy a coffee, for kids to play and ride their bikes and facilities for local sport.

“The masterplan encourages people to travel around Heartford on foot, on their bikes, on their scooters or in any way they like. It will have a connected path network ideal for people who like to get active or simply enjoy an evening stroll.”

A key part of the community will be a 2.19-hectare central park. Early designs for this outdoor precinct include a basketball half court, a skate space, an in-ground trampoline, fitness stations, table tennis tables and more.

The Donnybrook-Woodstock Precinct Structure Plan has also allocated 8 hectares of sporting reserve inside Heartford. There are plans for four dedicated baseball diamonds, tennis courts, a shared use pavilion and a playground.

Perfectly located

Situated on Donnybrook Road, just minutes from the Hume Freeway to the west and Epping Road to the east, the community will be conveniently positioned.

“Donnybrook’s popularity among first home buyers and upgraders comes down to affordability and the perfect blend of established and emerging retail and community infrastructure,” Hoffmann explained.

“Heartford is located on a planned major public transport route along Donnybrook Road which connects to Donnybrook Railway Station. That means V/Line trains to the city are just five minutes away by car.

“Shopping precincts such as Merrifield City and Craigieburn Central are also convenient, and the stunning Mt Ridley Nature Reserve is about 15 minutes away.”

Hoffmann said the community will include features that will delight residents as they move around their neighbourhood.

“Satterley prides itself on providing high-quality landscaping throughout all of its projects. We’ve engaged an artist that we’re working with in our nearby community Botanical in Mickleham. That artist will create our entry statement and a number of public art pieces at key locations throughout the Heartford community.”

Opportunities for a range of buyers

The diversity of lot sizes and housing types will cater to all sorts of homebuyers, Hoffmann said, no matter their life stage or lifestyle preferences.

“It will include 250 townhouses in high-amenity locations for purchasers who want a low-maintenance lifestyle as well as larger lots for upgraders,” he explained.

The stage one release includes 30 lots ranging in sizes from 273 to 512 square metres. Prices for land start from $270,000.
